Southern Star Constructions will build from Council approved DA plans prepared by your Architect or Designer.

We prepare a detailed fix price quotation and advise how to improve on initial budgets to reduce costs.

Once our price is accepted we complete standard HIA Contracts. Southern Star Constructions is a Member of the Housing Industry Association.

Ashley with his experienced and skilled team of employees and reliable subcontractors will then deliver your New Home, Extension, Renovation or Pool with as little fuss as possible and on time.

Southern Star Constructions will if required lodge the Construction Certificate and coordinate with the relevant Engineers and Private Certifier.

Southern Star Constructions is fully Insured, we have knowledge of Local Councils, can provide inspections of our completed projects and supply references.

Clients always remember the end of a job. A good finish, that’s what leaves a good taste in your mouth. Southern Star Constructions works very hard to make sure that this happens on every job. At Southern Star Constructions we are very much a hands-on business. Ashley and Michael are involved in the day-to-day running of the business and are readily available to Clients to answer questions or solve problems that may arise.

The formula is a very simple one. It’s not new but worth repeating. In addition, and if required, Michael can provide a complete and professional in house design service including 3D computer modelling with virtual tours.

There are a number of stages to the design service.
 

STAGE 1            INITIAL SKETCH DESIGNS

• Visit the site for familiarisation and briefing.
• Confirm brief.
• Establish budget.
• Evaluate Council’s requirements.
• Co-ordinate with Surveyor to obtain a site survey.
• Check and investigate existing services.
• Prepare sketch plans and 3D building simulation for Client to evaluate prior to,
• Discussing proposal with Council Planner.

STAGE 1a            SKETCH DESIGN REFINED

• Refine sketch plans and 3D computer model.
• Confirm budget.

STAGE 2            DESIGN DEVELOPMENT

• Confirm scope of works.
• Prepare developed design drawings and 3D computer model.
• Arrange fee proposals for Landscape, Bushfire, Traffic, Structural, Hydraulic and Geotechnical details as required.
• Establish estimate of construction cost.

STAGE 3            DEVELOPMENT APPLICATION

• Complete documentation including 3D computer model.
• Submit Development Application to Council.
• Confirm estimate of construction cost.

STAGE 3a            COUNCIL APPROVAL

• Attend to issues raised by Council.

STAGE 4            CONSTRUCTION CERTIFICATE APPLICATION

• On Council approval of the Development Application lodge Construction Certificate documentation to Private Certifier.

STAGE 5            CONSTRUCTION DOCUMENTATION

• Advise on and prepare construction detailing.
• Arrange fee proposals for documentation of structure, services and similar by consultants.
• Attend on site.
